We hope you will find this site easy to use and containing the information you are looking for. It is our intent to keep it up to date with the current DOCUMENTS (ByLaws, Articles of Incorporation, Rules & Regulations, Minutes from Board Meetings, Monthly Financial Report).
We will also be including Articles of Interest (NEWS) to all residents so check the site often to see what is new.
In addition, there is a place for you to contact us with any questions or comments you might have.
Our Board Meetings are held at the Clubhouse on the 4th Tuesday of each month at 6:00pm. ALL are welcome and encouraged to attend. Our meetings are not usually more than an hour and it is the best way to keep informed as an owner or a renter.
IQ FIBER IS COMING TO THE LINKS!!!!
You will see the IQ Fiber crew on site soon as they begin to dig and lay cable. They expect to have The Links connected in September. You will be receiving information on how to sign up and the different options they have for Internet speeds. You can also call them at 904-289-1000 for more information.
DUMPSTER AREA
We are fortunate to have our own dumpster and recycle area but we need your help! We are aware that some people from other communities bring their trash to our area to dispose of. Often this really creates a problem - especially on the weekends. If you notice someone you do not think is a resident dumping, and if you feel comfortable in doing so, please remind them that the facility is for the use of Links residents ONLY.
Many times when residents move in or move out, they have a tendency to dump unwanted household items and packaging at the dumpster. Doing this will result in a fine to the owner of the Unit. If the person is a renter, the owner will pass that fine on to them.
VERY IMPORTANT!
ALL cardboard boxes MUST be broken down and placed IN THE COMPACTOR not in the Recycle Bins, between or behind the bins. ONLY GLASS AND PLASTICS are to be placed in the recycle bins.
If the Compactor is running, DO NOT open the door and stop it to put your items in. This will cause a JAM. Just wait until it finishes the cycle and then add your items.
Should the compactor be jammed - DO NOT LEAVE YOUR TRASH ON THE GROUND. TAKE IT ELSEWHERE OR BACK HOME. The compactor is generally fixed by the following day at the latest. Adding to a pile of trash at the dumpster creates not only a mess and an eyesore, but a health hazard as well.
NO household items, furniture etc is to be placed in the dumpster area. These items will not be picked up and The Links must pay to have someone haul them away. These costs result in higher assessments.
We now have camera surveillance at our dumpster site and have been able to identify a number of people who have dumped illegally and either had them remove the items or have billed them for the extra trash pickup. PLEASE OBEY THE POSTED RULES!!!!
Please help keep our community clean by reminding anyone you see who may be dumping non approved items that they are violating the rules of the community.
LANDSCAPING
We continue to work on our landscaping as funds are available. Our Landscape company is on site each week for general maintenance. If you have a problem with an area that is in need of attention, please notify the Guardian office.
AIR CONDITIONING MAINTENANCE
In 2022 we had a number of residents experience water damage from AC drains leaking from upstairs units into lower units. Please be sure to do your part by pouring a cup of vinegar followed by a few cups of hot water down your drain on a monthly basis. This will prevent algae from forming and clogging the lines causing a problem with water then leaking out into the unit. If you live upstairs, please be aware that any damage done to a downstairs unit as a result of drains being clogged is the responsibility of the upstairs owner, not the Association. In some cases, mold may have formed which will result in further expense to correct.
ALL residents are now required to install shut off valves on their a/c units as well as provide the management with an inspection report by the end of June every year. Failure to provide the report will result in The Links hiring someone to perform the inspection at which time you will be billed for the service. Please have a technician do this for you and then notify the Management that this has been done.
CAR DECALS
I would refer you to The Links Rules and Regulations to read the full section but we cannot require everyone to register their vehicles. We can encourage them to obtain a sticker because it is in their best interest to do so. If a car has not been moved or is in disrepair and it has a decal, we will then contact the owner and give them a warning before the car is towed. If we cannot contact them, the car can be towed more quickly.
PARKING SPACES
We do not have designated parking spaces in the Links - other than for Handicapped Parking. Generally, we allow 2 spaces in front of each Unit - If you have more than 2 vehicles, we kindly ask that you park one in the area directly across from the Unit so that space is left for your neighbors - especially in buildings where there are limited spaces.
PLEASE NOTE Parking is not permitted in front of any garage - even if it is your garage. Parking is only permitted in LINED spaces.

BICYCLES
All bikes are to be kept in working order and locked up. Bike racks can be found
at each Carriage house and others spots on the sidewalks around the community. All bikes should be tagged. Tags are available at the Guardian Office inside the Clubhouse. Periodically, bikes will be checked and if they are not tagged or are not in good working order, they may be removed following notice.
Bikes may be kept inside the unit but are not to be parked at the entrance to the unit.

ARE YOU A DOG OWNER??
You are required by law to pick up after your dog. We have had numerous complaints of owners not picking up after their dog. If the owner is identified, they will be reported to the Management and could be fined. This is a matter of common courtesy to your neighbors. Anyone stepping in poop and then tracking it into their home or car is well aware of the inconvenience that is caused by failing to properly dispose of the poop. PLEASE be a good neighbor!
The Links has installed two Doggie Poop Stations - one at the corner of the Boat Storage Area in the back of the property and the other in the parking area just behind Building X. We urge all dog owners to be responsible and consider their neighbors.
When walking your dog, please do not allow them to urinate on the flowering plants in front of units as this will eventually kill the plants.
Additionally, dogs are required to be on a leash at all times. One exception to this would be if the dog is well trained, you are allowed to take them off leash temporarily and exercise them in the area by the waterfall and stream IF there are no other dogs there.

POOL and GYM USE
Please observe all RULES posted for use of the Pool and Gym. Your Key Card is automatically recorded each time it is used so the office will have a record of who has been in the area if there is any damage or after hours use reported. Misuse of the facility may result in loss of privileges to the area. Please DO NOT loan your key card to someone else to use. Remember, you will be responsible if any damage is done because the reader will log your name.

PORCHES and SCREENED IN LANAIS
All residents are required to maintain these areas so that their appearance is clean and orderly. These areas are not to be used as storage space. If you have a screened in area, it is your responsibility to maintain the screen and either clean or replace it when it is unsightly.
Violations will be recorded and a fine could be given. Please consult the Rules and Regulations for the type/color of screening if you are replacing your screen.
Please check your lanai screens from the outside - especially after pollen season - to see if they need to be cleaned or replaced.

ENTRYWAY TO UNITS AND PORCHES/LANAIS
PLEASE keep the space leading up to your door (upstairs and downstairs) clear and accessible. This not only keeps the community looking neat and respectable but it is also a requirement of the Fire Department. Do not store items in that space (bikes, shoes, etc.)
The porches/lanais are considered limited common elements and do not actually belong to the owner of the unit. The owner/resident is responsible for keeping the area presentable and clean however. The space is not to be used for storing items. In addition, it is the responsibility of the the downstairs owners to maintain the screens so that they are clean and in good repair. They often look clean when looking out but upon inspection from the outside looking in, they are often dirty and in need of cleaning or replacement.
